General

What does a title company do?

We research the ownership history of a property, issue title insurance, and act as a neutral party at closing: collecting and disbursing funds, preparing the settlement statement and recording documents with the county.

Can I choose my own title company?

Yes. Buyers and sellers can ask for the title company they prefer. Tell your agent you'd like to close with Abacus Title, or place the order yourself.

Which areas do you serve?

We have offices in Grand Rapids, Norton Shores and Hastings, and we close transactions across West Michigan.

Closing

How long does closing take?

Most closings take 45 minutes to an hour.

Can I sign if I can't be there in person?

Often, yes. We arrange witness closings with an approved notary or attorney near you. Let your closer know early so the lender and underwriter can approve it.

How do I send my closing funds?

By wire transfer or cashier's check. Always call your closer at a known number to confirm wiring instructions before you send money.

When will I know how much to bring?

Your closer sends final figures before closing. Buyers with a loan also receive a Closing Disclosure from their lender at least three business days before closing.

Title insurance

Do I need an owner's policy if my lender has a policy?

The lender's policy protects only the lender. An owner's policy protects your ownership and equity for as long as you own the property.

What is a title commitment?

A written promise to issue a policy once listed requirements are met. It shows the requirements to be cleared before closing and the exceptions the policy won't cover.

After closing

When will I receive my title policy?

Your owner's policy is issued and mailed after the deed and mortgage are recorded.

What forms do I need to file after buying in Michigan?

File a Property Transfer Affidavit within 45 days and, if it's your primary home, a Principal Residence Exemption affidavit. See Michigan after-closing filings.
