How the net sheet is figured

Title and transfer tax

The owner's policy uses First American's Michigan rates. The closing fee and state and county transfer tax match our instant title quote.

Tax prorations

Taxes are prorated by the method in the purchase agreement: calendar year, or fiscal year in arrears or in advance. Each line shows the dates and days used.

An estimate, not a payoff

Mortgage payoffs include daily interest, so the final figure comes from the lender's payoff statement. Your closer confirms every number before closing.
