Order placed

Your agent, lender or attorney opens a file with us, usually right after the purchase agreement is signed.

What we do

We confirm the order, assign your closer and start the title search.

Search & exam

A licensed title examiner reviews the public record for the property: the chain of ownership, mortgages, liens, taxes, easements and restrictions.

We look for anything that could affect ownership or the lender's security.

Commitment issued

The title commitment is our written promise to insure, listing the requirements that must be met before closing and the exceptions the policy will not cover.

What we do

We work to clear each requirement: payoffs, releases, signatures, documents.

What you do

Read the commitment and ask about anything unclear. Sellers: send your payoff authorization.

Closing

Everyone signs. We collect funds, verify every payoff and proceeds wire with SAFEvalidation®, and review the settlement statement with you line by line.

We prepare the settlement statement with the lender and coordinate signing.

Recording & policy

We record the deed and mortgage with the county, pay off old loans, disburse funds and issue your final title policy.

We confirm recording and mail the final owner's policy.

What you do

Keep your policy with your important papers. Buyers: file your Michigan forms.

Most residential files move from order to closing in a few weeks, depending on the lender and anything found in the search.
