Abacus Title and Escrow Group, LLC, doing business as Abacus Title ("Abacus," "we," "us"), respects your privacy. This policy explains what information we collect through our website, abtitlemi.com, how we use and share it, and the choices you have.
1. Information you give us
When you place an order, send a message, ask us to email a quote, or download and return one of our forms, you may give us:
- Names, email addresses, phone numbers and mailing addresses for you and the other parties to a transaction
- The property address, sale price or loan amount, closing date and similar transaction details
- The names of the real estate agents, lenders and attorneys involved
- Loan and account details you include on a payoff authorization
- Documents you choose to attach to an order, such as a purchase agreement, prior title policy or survey
Please do not send Social Security numbers, bank account numbers or wiring details through a website form or ordinary email. Your closer will tell you how to provide that information securely.
2. Information collected automatically
Like most websites, our site receives basic technical information when you visit, such as your browser type, device, IP address, the pages you view and the site that referred you.
Our instant title quote, seller net sheet and transfer tax calculator run entirely in your browser. The numbers you enter are not sent to us unless you choose to email yourself a copy or place an order.
3. How we use information
- To open, process and close your title order and issue title insurance
- To answer your questions and keep you informed about your file
- To verify identities and protect funds against fraud
- To meet legal, regulatory and title insurance underwriting requirements
- To maintain, secure and improve our website
4. How we share information
We share information only as needed to complete your transaction or as the law requires, including with:
- First American Title Insurance Company, the underwriter for the policies we issue
- The other parties to your transaction and their representatives, such as lenders, real estate agents, attorneys and, on split closings, the other title company
- Service providers who help us operate, such as our website host (which receives and stores website form submissions and attached files), email, electronic recording, identity verification and wire verification providers, who may use the information only to provide those services
- County registers of deeds and other government offices, when documents are recorded or reports are required
- Courts, regulators and law enforcement, when required by law or to prevent fraud
We do not sell your personal information.
5. Customers with a title order
Information we receive in connection with a title or closing transaction is also protected under federal financial privacy law. If you are a customer, you will receive our separate privacy notice describing those practices. If this website policy and that notice differ, the notice governs information about your transaction.
6. Security
We use reasonable administrative, technical and physical safeguards to protect the information we hold. Every wire we send is verified, and every party we close with confirms their identity. No website or email transmission is completely secure, so please follow the guidance on our Secure closings page.
7. How long we keep information
We keep transaction records for as long as needed to complete your transaction and as required by law and our title insurance underwriter. Website messages that do not lead to an order are deleted when no longer needed.
8. Your choices
- You may opt out of any marketing email by using the unsubscribe link or contacting us.
- You may set your browser to refuse cookies; the site will still work.
- You may ask to see or correct information you gave us through the website by contacting us.
9. Children and other websites
Our website is not directed to children under 13, and we do not knowingly collect their information. Links to other websites, such as Google Maps or ic3.gov, are governed by those sites' own privacy policies.
