Terms of use

The terms that apply to this website and its calculators.

Effective date: October 12, 2026

These terms apply to abtitlemi.com (the "site"), operated by Abacus Title and Escrow Group, LLC, doing business as Abacus Title ("Abacus," "we," "us"). By using the site, you agree to these terms. If you do not agree, please do not use the site.

1. Information only

The site provides general information about title insurance, closings and Michigan real estate. It is not legal, tax, financial or investment advice, and it may not apply to your situation. Using the site, using its tools or contacting us through it does not create an attorney-client, fiduciary or other professional relationship. For advice about your transaction, consult your own attorney, tax adviser or lender.

2. Calculators and estimates

The instant title quote, seller net sheet, transfer tax calculator and property tax rate lookup produce estimates for planning only. Their results depend on the information you enter and on rates, fees and assumptions that can change. An estimate is not a quote, commitment, offer or guarantee of any amount.

  • Title insurance premiums are set by the underwriter's filed rates, and closing fees by Abacus's fees, in effect when your policy is issued.
  • Transfer tax, property tax, prorations, payoffs, commissions and other figures are determined for your transaction at closing.
  • Property tax rates come from the Michigan Department of Treasury's published rates, which may not include every millage or special assessment. Confirm with the city or township treasurer.
  • Your final figures appear on your closing statement or Closing Disclosure.

3. No offer of title insurance

Nothing on the site is an offer to insure, a title commitment or a promise to issue a policy. Title insurance is provided only under a title commitment and policy issued by Abacus as agent for First American Title Insurance Company, and only on the terms, conditions, exceptions and exclusions stated in those documents.

4. Orders and messages

Submitting an order or a message through the site is a request. A file is not open until we confirm it. Please do not send Social Security numbers, bank account numbers or wiring instructions through the site's forms.

Wire fraud alert: Abacus Title will never change wiring instructions by email. Before sending funds, call your closer at a phone number you already know.

5. Accuracy and changes

We work to keep the site accurate and current, but we do not guarantee that its content, rates or tools are complete, accurate or up to date. We may change or remove any part of the site, including its tools and rates, at any time without notice.

6. Third-party information and links

Some information on the site, such as tax rates and underwriter rates, comes from third parties and is provided as published. Links to other websites are provided for convenience. We do not control those sites and are not responsible for their content or practices.

7. No warranties

To the fullest extent permitted by law, the site and its tools are provided "as is" and "as available," without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, accuracy and non-infringement.

8. Limitation of liability

To the fullest extent permitted by law, Abacus and its owners, employees and agents are not liable for any direct, indirect, incidental, consequential or other damages arising from the use of, or reliance on, the site or its tools. This section does not limit any obligation under a title insurance policy, closing instructions or other written agreement you have with Abacus.

9. Use of the site

You may use the site for your own personal or business purposes. You may not copy or reuse its content, logos or design, scrape or collect data from it, or interfere with its operation. The Abacus Title name and logo are ours, and site content is © Abacus Title and Escrow Group, LLC.
